Thamesmead

In 2016, Peabody acquired the Thamesmead Estate. Over the next 20 to 30 years, it is anticipated that Thamesmead will be transformed with a commitment by Peabody to invest an estimated £1bn in housing, green spaces, waterways and economic prosperity.

From the outset, Peabody promoted a landscape-led approach. Land Management Services Ltd were involved from the early discussions about the project, which identified the enormous potential of the landscape infrastructure of Thamesmead. However, they also recognised the lack of understanding of the extent of the estate, and concerns about its current condition and future management and maintenance, and the lack of a relationship between the vast majority of residents and the landscape. The Estate Management Plan was created to help tackle these challenges, and will be modified and updated in parallel with investment in the infrastructure and public realm over time. The significance of the plan lies in its recognition of the importance of landscape stewardship to ensure that future investment in landscape infrastructure is protected.

This scheme demonstrates a sound understanding of landscape-scale management, with a coherent approach to complex site issues. The Estate Management Plan makes clear recommendations, including a framework with a costing methodology to guide its management for the next 20-30 years.
